The 70% rule is an industry-standard formula used by wholesalers and investors to quickly evaluate deals. It states that an investor should pay no more than 70% of the After Repair Value (ARV) minus repair costs and your assignment fee. For example, if a property's ARV is $200,000 and needs $30,000 in repairs with a $10,000 assignment fee, the Maximum Allowable Offer (MAO) would be: ($200,000 × 70%) - $30,000 - $10,000 = $100,000.
Quick Estimate uses AI to automatically fetch property details and estimate repair costs based on the address you provide—just toggle Smart Mode (AI) and enter an address. Full Analysis requires you to manually enter property details and comparable sales data, giving you more control and accuracy if you already have this information from your own research or MLS access.
No, Smart Mode (AI) is only required if you want to use the Quick Estimate feature for automated property lookups. You can always use the Full Analysis mode manually without enabling AI. This gives you flexibility based on your workflow and data availability.
Our Quick Estimate feature provides comprehensive property analysis using advanced algorithms and market data patterns. The tool analyzes property characteristics, market trends, and regional pricing to deliver reliable ARV estimates. For maximum accuracy, we recommend using the Full Analysis mode where you can input your own comparable sales data and actual contractor repair estimates. This gives you complete control over the analysis.
Smart Mode uses intelligent algorithms to analyze property addresses and automatically estimate key details like ARV, square footage, bed/bath count, and typical repair costs based on property characteristics and market patterns. It's designed to save you time on initial deal evaluation. You can then refine these estimates with your own research or switch to Full Analysis mode for complete manual control.
The confidence score (0-100%) indicates how consistent your comparable sales are. A higher score means the comps are tightly clustered in value, suggesting a more reliable ARV estimate. A lower score means there's more variance in the comps, which could indicate market volatility, unique property features, or the need for better comps. Aim for 80%+ confidence when possible.
An assignment fee is your profit as a wholesaler—it's what you charge to assign your contract to an end buyer. The tool defaults to 5% of ARV as a starting point, but you can adjust this using the slider. Typical assignment fees range from $5,000 to $20,000+ depending on your market, deal quality, and buyer relationships. More motivated sellers and deeper discounts allow for higher fees.

Yes! Every analysis you run is automatically saved to your browser's local storage. You can view your recent deals on the homepage dashboard or in the sidebar on the analyzer page. Note: This data is stored locally, so clearing your browser cache or using a different device will reset your history. We currently don't offer cloud sync or user accounts.
Absolutely! After running an analysis, click the 'Export PDF' button to download a professional report with all deal details, calculations, and branding. You can share this with partners, buyers, or lenders. You can also create a shareable link to view the analysis online.
A good wholesale deal typically has: (1) A motivated seller willing to accept below-market pricing, (2) An ARV you can confidently verify with recent comps, (3) Repair costs that are accurately estimated (get contractor quotes!), (4) Enough spread between your MAO and ARV to attract cash buyers, and (5) A property type and location your buyers want. Look for 20-30%+ equity after repairs to ensure solid buyer interest.
The best comps are properties that: (1) Sold within the last 3-6 months, (2) Are within 0.5-1 mile of your subject property, (3) Have similar bed/bath counts and square footage (±20%), (4) Are in similar condition, and (5) Were arm's length transactions (not foreclosures or family sales). Use Zillow, Redfin, public records, or MLS access if you have it. The more similar your comps, the more accurate your ARV.
A negative MAO means the deal doesn't work under the 70% rule with your current numbers. This typically happens when: (1) Repair costs are too high, (2) The ARV is too low, (3) Your assignment fee is too aggressive, or (4) The seller's asking price is above market value. Try negotiating a lower price with the seller, getting more accurate repair estimates, or reducing your assignment fee. Some deals simply don't work—that's okay!
This is a safety feature to prevent unwanted auto-fill behavior. Smart Mode (AI) makes external requests to estimate property data, which some users prefer to control manually. By requiring you to toggle it on, you're consciously choosing to use AI features and understand the estimates are automated, not from live MLS feeds.
Clearing your browser cache or cookies will erase your saved analyses since we store data locally. If you want to keep your deals, we recommend exporting PDFs or taking screenshots before clearing data. In the future, we may add cloud storage with user accounts to prevent data loss.
Yes! Passive Pilot is fully optimized for mobile devices. You can analyze deals on the go while driving for dollars or at property showings. All features work on mobile browsers (Safari, Chrome, etc.), and the interface adapts to smaller screens for easy touch navigation.
